Furthermore, Challiener emphasized that the subprime â€Å"mortgages are extremely complex, higher fees tend to be charges, the amount lent compared to the value is likely to be lower and the interest higher than in the rest of the mortgage market.†6 The rapid growth of subprime mortgage loans began in the late 1990s.7 The growth was a result of the three pieces of federal regulations. First in 1980, Congress enacted the â€Å"Depository Institutions Deregulation and Monetary Control Act (DIDMCA) of 1980" under Title V which preempted the interest rate cap.8 Two years later in 1982 the Alternative Mortgage Transaction Parity Act (AMTPA) was enacted which provided for flexibility in the use of â€Å"interest rates and balloon payments.†9 By 1986 another law emerged this time the Tax Reform Act (TRA) which â€Å"prohibited the deduction of interest on consumer loans, yet allowed interests on mortgages for a primary residence as well as one additional home.†10 As such, the late 1990s regulations show the emergence of the subprime market into the â€Å"wider capital markets as it rapidly secured a place in both the home purchase and home equity mortgage market.†11 This paper examines the

Sociological Imagination Essay Example | Topics and Well Written Essays - 1250 words

Sociological Imagination - Essay Example According to Robert Weiss, there are two types of loneliness. In social isolation, a person feels deprived of a network of friends or relatives; in emotional isolation, a person feels deprived of a single, intense relationship. These two kinds of loneliness share a common emotional core, and there is some debate about how clearly they can be distinguished (Russell et al., 1984). Either one can be momentary or a long-lasting characteristic of the individual. Emotional Isolation often strikes the war veterans at the same time as social anxiety and depression. Like social anxiety, emotional isolation and depression are characterized by the deliberating pattern of social interaction. Social anxiety comes in two varieties. The state of social anxiety is a momentary experience that flares up at a certain time or in a certain place, and then passes. The trait of social anxiety is more enduring: a characteristic of certain individuals that persists over time and across situations. For those chronically afflicted, their anxiety locks them into increasingly unpleasant social interactions. Such individuals tend to reject other people, perhaps because they fear being rejected themselves. They are withdrawn and ineffective in social interactions, perhaps because they perceive negative reactions even where there are none. In fact, however, other people often do react negatively to interactions with socially anxious individuals. Feelings of social discomfort can arise from a number of sources. They can be a learned reaction of to unpleasant encounters, as social problems in the past contribute to social anxiety about the future. That is why, it has often been seen that war veterans usually suffer anxiety. Depression: Depression is a psychological disorder characterized by negative moods, low esteem, pessimism, lack of initiative, and slowed thought process. Although there are numerous influences on depression, social psychologists have paid particular attention to the role of cognitive factors. Researchers believed that depression is caused due to the exposure to uncontrollable, aversive stimulation. They proposed that organisms exposed to an uncontrollable event learn something- namely that control is not possible. Faced with this knowledge, they stop trying to exert control even in a different situation. That is the case of war veterans. They have seen too much cruelty, huge toll of human lives, immense loss of property and resources, heinous and inhuman war crimes; and above-all the aftermath-miseries, diseases and moral decay, over which they have no control whatsoever. This feeling of

Technical Description of the Process of Sleep Essay

Technical Description of the Process of Sleep - Essay Example Other equipment used in support with EEG, is one that measures eye movements that is called electrooculogram or EOG. The Electromyogram (EMG) on the other hand measures the muscle tension under the chin of a subject. As stated in Sleep-Information about Sleep, the practice in studying sleep pattern is EEGs, EOGs, and EMGs are recorded simultaneously on a continuous moving chart paper. This then determines the activities of three aspects – the muscle activity, the brain activity, and eye movements. The NREM sleep and REM sleep occurs in a cyclic manner during sleep state (Sleep, Sleep Disorders, and Biological Rhythms. They interchangeably happen to an individual during his sleep. Sleep starts with periods of NREM and then REM. NREM state has four different stages as determined by the frequency and amplitude (brain wave’s magnitude of periodic variation) of the brain activity. The first NREM stage is characterized by very light sleep. NREM Stage 2 has special brain waves called sleep spindles (burst of brain activity visible on an EEG) and K-complexes (brief high-voltage peak in EEG as defined by Wikipedia.org). Stage 3 and 4 of NREM is described by slow brain waves and in Stage 4 of NREM, it is hard to wake the person up. NREM stage 4 is deep sleep and cannot easily be awakened by external factors. During NREM, the muscle activity remains active and body function is the same with the waking state. The difference is that there is no eye movement.

The Editing in Farewell My Concubine Essay Example | Topics and Well Written Essays - 1000 words

The Editing in Farewell My Concubine - Essay Example When characterizing the film in regards to its technical elements one notes that despite its elaborate mise-en-scene and epic subject matter, the film is shot and edited in a very straight-forward and direct manner. This essay specifically examines elements of editing in Farewell My Concubine and considers the means by which they contributed to the film’s meaning and overriding style. As the film opens the camera follows Dieyi and Xiaolou, in full opera garb, as they enter the vacant auditorium. The film cuts to a shot situated from high in the crowd and the viewer is put in the place of the audience. The juxtaposition of these shots has the effect of first giving the viewer the impression of an upcoming grand performance, and then subverting their expectations with the shot from a distance. It immediately creates a sense of isolation and emotional impoverishment; this is further enforced as the viewer soon discovers that the two performers haven’t performed together since the Cultural Revolution. During this opening scene director, Kaige largely refrains from editing shots together, instead of allowing the scene to develop. Some viewers might immediately be disrupted by this more ‘art film’ style approach, but by not cutting with the frequency the director situates the viewer as an actual member of the audience. The long scenes also establish the film overarching tone as somber and slightly cerebral. Farewell, My Concubine also makes notable uses of montage editing to condense time. While it’s become clichà © for many films to develop an entire sequence of shots that are spliced together to give the viewer the impression of time’s passage, director Kaige has a subtle technique that adds considerable poignancy to the film. After Xiaolou has been forced to sit outside in the snow with a board on his head, the film cuts to the troupe of boys standing outside in the cold reciting  lines.Â
